Redevelopment of Derelict Garages

Viable Placemaking are pleased to have supported with a planning application for the redevelopment of derelict garages in Lewisham.


The site had previously been occupied by commercial garages but over the years they had deteriorated and fell into a state of disrepair. As a result, the structure had been partially demolished and the site was now underutilised.



Across the country, and particularly in London, utilising brownfield land and underutilised space is critical in delivering the housing we need. The proposed development was to remove the remaining structure, clear the space, and provide 2 flats at the site.


Viable Placemaking were pleased to provide expert viability advice, culminating in a Viability Assessment, which was submitted with the planning application.


Building on the work done within the Council's Whole Plan Viability Assessment, we were able to review the development's viability in the context of the Council's policies, including the recently's adopted affordable housing policy, HO3.
