Viable Placemaking is proud to have supported a planning application for the redevelopment of a farmhouse and farm buildings to provide much needed homes.
The planning application will see the demolition of the existing farmhouse, stables, and other buildings to accommodate 7 no. dwellings in the East Hertfordshire countryside.
Viable Placemaking provided an Affordable Housing Viability Assessment, which reviewed the values and costs associated with the development to understand what contribution towards affordable housing could be provided to the local Council.
We also acted as viability project managers throughout the preperation of the scheme, managing other consultants and reports to ensure we amalgamated the most robust submission, which accorded with the Government's guidance for viability, alongside local planning policies and RICS guidance.
The site was in the Green Belt and so Viable Placemaking gave special consideration to the Benchmark Land Value which should be applied, in the wake of the Government's national planning policy consultation 2024 which recently concluded. The Viability Assessment concluded that, although the results were tight, it would be unviable for the development to provide a contribution towards affordable housing.
This marvellous scheme would see seven high-quality homes delivered to meet the needs of the local community.
