Appeal Allows Homes in Welsh AONB

Viable Placemaking are proud to have won an appeal for two homes in an Area of Outstanding Natural Beauty (AONB) in North Wales.


In Summer 2024, Viable Placemaking submitted a Planning Appeal for an amended design of two replacement dwellings, looking to promote sustainable design at a landmark site, near the coast in North Wales.


The site was located within an AONB, which is an area of natural beauty and significance, where conserving and enhancing the natural environment is paramount. Additionally, the site was of particular significance due to its apex location near the coast. As such, ensuring the design was of a high-quality and responded to the local character was essential.


PEDW, who determine planning appeals in Wales, recognised the importance of the site's location and its role within the wider AONB. The Inspector viewed the site from numerous points and found the design was a significant improvement.


This appeal related to a variation of condition application, which the Council had refused due to its design and appearance. Viable Placemaking were then instructed to support with the appeal. Crucially, our case highlighted the importance of considering the approved scheme as a fall back position.


As part of our appeal, Viable Placemaking submitted a Green Infrastructure Statement, which are required for all planning appeals in Wales, following recent updates to Planning Policy Wales.


The appeal was allowed, which was a fantastic result for our clients who will soon be able to begin building their new homes!
